Paint Colors 2011 Miniseries: Part 2– Kitchens

As part two of The Listing Look’s take on Paint Colors for 2011, we decided to first explore kitchens.

Traditionally, great kitchen colors have ranged from white, off white, to many neutrals and on to greens and yellows — however, with the new trending there is no limit to the bold possibilities. Some of my personal favorite kitchen colors are Kelly Moore Home and Hearth (or Tortilla Chip or Iced Chai from the chip) and Glidden Springwater. I once also used a richer color that coordinated with a red/pink/black granite called Cinnamon Diamonds from Olympic (available at Lowe’s). I adored it and would even go a shade darker to Barn Door. Be careful with this one though — depending on how you round out your decor it could end up looking too mauve and too 80′s style.

Out of Glidden’s most popular colors for the year, the pale yellow Corn Silk would be great in a kitchen, as would Woodland Mystery (a soft sage) or even the neutral Tuscan Tan. Two other neutrals that could work well are ones Kelly Moore is currently tracking — Balsam Brown, a neutral yellowish tan (which I have used before in other rooms and loved– also incidentally KM says this matches The Color Marketing Group’s top color pick of 2011 which is called Yellow Hue Honey Moon.) The other is Star of the Garden, a lighter yellow-influenced neutral which Kelly Moore is claiming as its current go-to color.

Valspar has a current trends brochure with gorgeous, unusual colors and from their dreamscape collection, Summer Mist which is an extremely pale green would bring a nature-inspired feeling into a kitchen redo. Or, a green from them that has a little more blue in it and a shade deeper called Shade Moon which is part of their New Romanticism palette.

Behr gets a little edgier with their color presentation for kitchens — Eastern Amber is one they show (a light orange) and Butter Cookie (a very pale peach with orange undertones).

Sherwin Williams said that their all time most popular neutral (a taupe/tan) is Kilim Beige. And similarly, I’ve used Oyster from Kelly Moore. These are very safe neutrals to try.

Condos & Townhomes For Sale in San Jose CA–1st time homebuyers’ miniseries Part 7

Your new home will likely be your largest investment, and as such it’s important to understand about home maintenance and home improvement.

This article focuses on a few key differences to keep in mind when you are searching the housing market for a condo or townhome, in keeping with the miniseries on first time home buyers and condos/townhomes for sale in San Jose.

Although these concepts are perhaps more important when buying a fixer upper, you should know these things when you are looking for any condo or townhouse.

Water

For single family homes, you shut off the water to your home without affecting your neighbors. This is true of some townhomes, but not all, and this is rarely true of condos.

When shutting off your water shuts off water for some of your neighbors, it becomes something you need to schedule.

That being the case, when you need to replace a valve under a sink or behind a toilet and have scheduled a shut off with your neighbors and 1) you do not know when the others were last replaced, or 2) you know it was years ago, replace all of them during the same shut off.

When these valves fail, and they will eventually, it’s an emergency and fixing the emergency requires shutting off all water to your home, so when you are doing one, do them all, and replace them with the highest quality valves available.

Thickness of Sheetrock

Townhomes often do, and condos always do, have two layers of sheetrock installed. This dampens the noise between units.

You need to know this if you ever do something that requires you to open and later patch holes in the wall, such as run new electrical wiring, which is discussed below.

Electrical Circuits

Some townhomes have crawl spaces and attics, some don’t. Condos never do. If you need or want to run a new electrical circuit (a dedicated circuit for a microwave, a dedicated circuit for an electric whole house water heater, a circuit extension for lighting, etc) the way you run the wires is to open the ceiling and/or walls and patch them later. Because of this these job require more effort and cost more, but there is no other way to do them.

Gas lines

If you decide you want a natural gas appliance where there isn’t one, be it a dryer, an oven, or a whole house water heater, you may have a problem. It is generally not practical to open a wall or ceiling, run new pipe, and patch. This is true because pipe is rigid whereas wires are not. This is such a big job the affordability doesn’t make sense. As such, when you need a new gas line run, it is run on the outside of the home, which requires permission from the HOA. So find out if others neighbors have done this. If you need a gas oven or dryer and the home is not plumbed for it, find out if the HOA will allow you to plumb for it. Not only that, but it makes sense to get their permission in writing for when the HOA leadership changes in the future.

Whether you do this type of remodeling construction work yourself or hire a contractor, the concepts are the same, so being armed with good information better positions you to make good decisions.

Condos & Townhomes for sale in San Jose CA mini-series, starting to wrap up

Thought it would be fun, as we start to wrap up this mini series, to show you a couple properties that look good to us at The Look Team. These posts have taken condos & townhomes for sale in San Jose CA (currently) and used it as jumping off point for discussing 1st time homebuyer concerns. We have looked at statistics, short sale issues, REO (bank owned properties) considerations, as well as lending concerns. After this, we will look at things that come up in repair scenarios. But for today, just a little fun to see what’s out there.

Again, sticking with our “average” of the condos/townhomes for sale in San Jose , both of the properties in this post are two bedroom, two bath and are around our average list price of 309K. The first is in a complex that is located adjacent to Almaden Lake, with beautiful nearby paths. It started at $352k and is now at $299,999. It is a cosmetic fixer and has been on the market for 135 days. It is also an REO (bank owned properties). With 2 bedrooms & two baths, it has 1138 square feet. Very beautiful setting with an association fee of $369.

The second is in a complex called Shadowood in the North Valley area of San Jose CA, also referred to as Berryessa. It is near the San Jose Municipal Golf Course and there is a Starbucks and other restaurants in a shopping center less than 1 mile from the property. The address is 1387 Meadow Ridge Circle — with two bedrooms and two baths, it has 1093 square feet. It is listed at $324,950. We have had satisfied clients living in this complex. Shadowood has two pools & hottubs and allows pets (with weight limits), with a $309 association fee.

I should point out we are not listing either of these properties — they are listed by other brokers but The Look Team can show these condos or any other condos & townhomes for sale in San Jose currently (or anywhere else too!). These just happen to be complexes we are familiar with & available properties to show what you can get for the price range, if you are home buying.

The Off-Price Carpet Outlet in San Jose is a relatively new find for us. About a year ago I was doing remodeling construction on one of my own personal properties. A contractor we were working with, Jason Saul, recommended Off-Price Carpet Outlet and strongly recommended talking to the owner Stan for some carpeting that we needed in a detached bonus room. While I was contemplating that project, I was concurrently working on helping one of our clients who was buying a townhome for sale in San Jose (a fixer) with their pre move-in remodel. The carpet there was in atrocious condition, but our client was going to be unable to afford new carpet. So Stan at Off Price Carpet recommended to us a contractor for carpet cleaning & repair, Sam Ford, who worked wonders on that carpet. By the time I went into the showroom on San Carlos in San Jose CA I had already been talking to Stan and one of the salespeople, Josh. The showroom is not fancy, but what I like about this place is the opportunity to buy very inexpensive carpet for even large spaces — they have remnants but in big quantities. The selection varies & changes but always includes many neutral options. They carry higher end product, too, but it’s a fantastic gem for getting jobs done inexpensively.

We were selling a house in Palo Alto CA and it needed a new bathroom floor put in. Off Price Carpet came out, measured, and installed inexpensive neutral lineoleum very, very cheaply and without a hitch. Having the neutral carpet installed in the bonus room also went off smoothly, and for a song. Try them out and see what you think for your next remodeling construction project.

Differences between a Short Sale and an REO (bank owned properties)

Our real estate clients who are getting ready to buy a house often ask us “What is a Short Sale” and “What is the Short Sale Process”? So, we thought we would distill it down to a manageable, understandable answer for them & for anyone who is researching online the vast subject of how to buy a short sale.

Short Sale Homes

The easiest way for me to describe it is under the umbrella of foreclosure properties. A Short Sale is a property that is in pre-foreclosure. Often, a foreclosure notice of default has not even been served, but the homeowner is starting to feel the squeeze and asks themselves “Should I sell my house?” (or should they try to keep it & struggle to make their payments). Sometimes  the owner has received a notice of default & knows the writing is on the wall and they need to start the home selling process. In either case, it is called a Short Sale because the owner is underwater on the home and would actually have to come to the closing table with money in order to sell it (they are “short” the money to be able to sell it). In these cases, the Short Sale process is essentially an attempt to get the bank/lender who holds the loan or loans to approve the short sale & to forgive the amount that it is short. You can imagine that the red tape is enormous & have probably also figured out that any given short sale is not a slam dunk. Think of it as an attempt for selling a house. A Short Sale can take anywhere from 4 months to 18 months to go through — it is not for the faint of heart when getting ready to buy a house. That said, those who want to buy a house can obtain an extreme bargain typically by purchasing a short sale. Just involves a little patience.

Foreclosure properties

An actual foreclosure is when the trustee sale date has been served to the owner & the property is auctioned at the county courthouse. Typically these properties are bought by seasoned investors who have cash or are using hard money loans. You must have cash equivalent to buy a house in this fashion. When the property doesn’t sell, it reverts back to the bank/lender as the owner…which leads us to the definition of an REO (bank owned properties).

REO/Bank owned properties

An REO (bank owned properties) is essentially post-foreclosure property. The owner no longer lives in the home & the property didn’t sell at auction. An REO sale doesn’t take much longer to go through than a traditional sale (about 30-60 days’ closing) — in the case of an REO the bank/lender is the owner rather than an individual or trust.

Both a short sale and an REO represent an amazing opportunity for getting a bargain when home buying. Usually what you’ll find in either case is a fixer. Our clients who are getting ready to buy a house often consult with us about how they can buy a fixer and then have us help them get it move-in ready after closing. One client gave us a $9,000 budget and he was able to move into a turnkey condition condo (previously an REO) only 5 weeks later. The purchase price plus the $9000 was far less than him buying a traditional turnkey home on the market.
