Plant 51: option for buyers looking at condos & townhomes for sale in San Jose

Starting in the 1950s, the booming economy resulted in many new homes being built, but instead of sprouting up in the cities themselves, it was the creation of what we now know as “The Suburbs.” In many cities, what resulted was a loss of vitality, being left with rundown residences and random store fronts.

After many years, cities began to take effort.  In San Jose, it began with the creation of the San Jose Redevelopment Agency finding new ways to create affordable housing in the downtown areas of the city. Their Housing Department began spending 20 percent of its annual tax increment on the creation of these affordable units. Major developers began to see that building housing with the downtown San Jose area was feasible and even a potential financial boon for all involved.

It is into this environment that a new housing community has been built. Located just outside of downtown but purposely built for “walkability”, the Plant 51 development has debuted. The space originally had been used as a cannery but the nearly century old building had been left in a state of disrepair and vacant for many years. Eyeing the building’s character and personality, the developers went in and used the existing structure to build what now is intended to be an urban neighborhood. The lofts are all built around a wide open central park area called The Courtyard. Here there are both multi-use areas for group gatherings and barbeques side-by-side with more private and quiet areas for people that just want to relax on the grass. Water features, bamboo, and pergola-style structures create the ambience.

More choices for buyers looking for condos and townhomes for sale in San Jose

The resident has their choice of floor plans among the stylish unit designs, from single story flats to both two and three story loft layouts. This complex could be a good option for those currently looking at condos and townhomes for sale in San Jose and surrounding areas. The single story “flats” go from 780-920 square feet for the one bedroom and the two bedroom models stretch out to 1,190-1,270 square feet. There are also two and three-level lofts.

Along with the lofts and open courtyard, other amenities were incorporated into the community. The Boiler Room is a two-story modern gym that was built into the area that had previously held the boilers that powered the cannery itself. There is also a peaceful gym right next door to the Boiler Room called The Fitness Studio. Both areas are open to residents wishing for physical exercise. There is also a bike storage room with tools for bike maintenance and making repairs.

The community has good proximity to downtown San Jose including having the HP Pavilion Arena a mere couple of feet away. The developers took into consideration also having nearby cafes and restaurants available for residents. Additionally, the light rail (the Diridon Transit Station) is a block away.

Bay Area Housing Market Musings (Santa Clara County Property)

Bay Area housing market sees relatively steady inventory, with just a slight decline in levels

  • For Santa Clara County, here’s what we are seeing in terms of inventory levels. There are 2334 single family homes on the market and 1156 condos/townhomes for sale (3490 residences total). This is a slight decline over the fall months. We currently have about 3 months of inventory with houses and about 4 with condos/townhomes for sale. The current average days on market is about 75, and the average list price for houses in Santa Clara County under 1M is $565,437.
  • Pending home sales increased in California in January, from 82.4 on the Pending Home Sales Index to 93.6. This is a forward-looking indicator. Also, foreclosure sales in California rose in January.
  • Home prices in December declined around 4% compared to 4th Q of 2009 (nationwide), however, each city was different. San Diego and Washington DC showed gains near 2%. National home prices are at similar levels to what they were in 2003.
  • The Conference Board Consumer Confidence Index improved to 70.4  in February (1985=100), up from 64.8 in January. “The Consumer Confidence Index is now at a three-year high, due to growing optimism about the short-term future,” said Lynn Franco, director of The Conference Board Consumer Research Center.
  • USA Today reports that many builders will begin labeling their new homes with estimated monthly utility bill costs.
  • Adjustable rate mortgages, which had declined in popularity and accessibility during the crash, are back on the rise. Freddie Mac predicts that they will go from 5% of all loans to 10% by the end of the year. (In 2009 they comprised about 3% of the market)
  • Mortgage rates: Week ending 2/17/2011 30-yr. fixed: 5.00 Fees/points: 0.7% 15-yr. fixed: 4.27% Fees/points: 0.7% 1-yr. adjustable: 3.39% Fees/points: 0.6% (Source: Freddie Mac)

Cost vs. Value Report: Realtor Magazine

In today’s economy, many sellers search for a way to make their home stand-out among others.  In January 2011, REALTOR magazine partnered with Remodeling magazine to analyze the cost and value of making improvements to a home in order to prepare it for the housing market.

The article analyzes a variety of improvements with costs ranging from a national average of $1, 218 for an entry door replacement to a national average of $165,243 for a two-story addition.  These numbers were obtained from HomeTech Information Systems.  The company prepares estimates for different projects, as well as adjusting baseline costs depending on the region.

The Cost vs. Value Report notes that these numbers are accurate for the national housing market, it can be different for each and every house.

The second half of the report elaborates five first impressions that can make or break a buyer’s decision.  The following improvements are considered smart upgrades for sellers:

1. Entry Door Replacement: As buyers step out of their car, one of the first things they will notice is the entry door.  Make sure you pick an entry door that complements the house.  Cost recouped:  67.8% for $4,040 job cost.

2. Garage Door Replacement: Do you use your garage as a workplace?  Consider the options when replacing a garage door.  An insulated garage door, with windows for natural light could encourage a buyer.   Cost recouped:  96.4% for $1,514 job cost.

3. Siding Replacement: Research siding before making a decision and ensure that you are getting cement siding.  Simply repainting siding can give a house a whole new look too.  Cost recouped:  72% for $13,980 job cost.

4. Kitchen Remodel (Minor): Be cost-effective during a kitchen remodel.  There is no need to go over the top for a sale.  Laminate countertops or prefab granite, repainting cabinets, and doing some of the work yourself are easy ways to save yourself money while making improvements.  Cost recouped:  84.1% for $23,603 job cost.

5. Deck Addition (Wood): Decks add a unique look to a house and can vastly improve the look of a backyard.  Make sure it is done correctly to avoid drawbacks. Average return in San Francisco Bay Area: $1,871.  Cost recouped:  86.5% for $13,827 job cost.

All of the improvements listed above are great options for making a great first impression to buyers. Surprisingly, the garage door replacement project had the biggest bang for the buck.
